Payment details

When the Booking deposit  is payed, you should pay the remaining balance upon arrival.
If the payment of the balance is made by credit card which incurs a 3% additional fee
*(we accept only Visa or MasterCard).
Balance can also be payed via bank transfer 1 week prior to arrival (bank charges are paid for by the guest)

and we have to confirm the reception of such amount by email.Cancellation policy

Cancellation policy for short terms rentals

Full refund 7 days prior to arrival, except fees ( booking deposit )
Cleaning fees are always refunded if the guest did not check in.
The service fee is non-refundable ( booking deposit ).
If there is a complaint from either party, notice must be given to within 24 hours of check-in. will mediate when necessary, and has the final say in all disputes.
A reservation is officially canceled when the guest
- send a direct message with cancellation request trough direct message tool , mentioning the reservation # code 

For a full refund ( except booking deposit ), cancellation must be made 7 full days prior to listing's local check in time (or 2:00 PM if not specified) on the day of check in. For example, if check-in is on Friday Sep 21, cancel by the previous Friday Sep 14 before check in time.

If the guest cancels less than 7 days in advance, the first night is non-refundable but the remaining nights will be 50% refunded.

If the guest arrives and decides to leave early, the nights not spent 24 hours after the cancellation occurs are 50% refunded.

In the event that the guest changes the dates or the apartment, it will be considered a new booking and will be subject to the standard cancellation procedures.
It is strongly recommended that clients purchase holiday cancellation insurance. Any cancellation, for any reasons, will be subject to the to the standard cancellation policy.
If AccomodationsRome is not able to provide the client with the original property  booked, the client will be informed and will be offered a new similar  or best property
If both parties are not able to reach an agreement, the client will be refunded the amount paid, subject to the following conditions:
- 100% of the rental amount before arriving to the apartment.
- The percentage corresponding to the days not used of the booked stay.

Cancellation policy for long terms rentals

For Long Term booking deposit the first month of rental fee is due in any case
Note: The Long Term cancellation policy applies to all reservations of 28 nights or more.
- 30 day notice for lease termination
- Cleaning fees are always refunded if the guest did not check in.
- The AccomodationsRome service fee is non-refundable (10% of rental price)
- If there is a complaint from either party, notice must be given to AccomodationsRome within 24 hours of check-in.
- AccomodationsRome will mediate when necessary, and has the final say in all disputes.
- A reservation is officially canceled when the guest clicks the cancellation button on the cancellation page, which they can find in the Log-in area (or when the guest email us the cancellation on )
- Cancellation policies may be superseded by the Contract lease Refund Policy, safety cancellations, or extenuating circumstances. Please review these exceptions.

If the guest books a long term stay and decides to cancel the long term agreement before the start date, the first payment is paid to the host in full.

If the guest books a long term stay and decides to cancel the long term agreement during their stay, the guest remain liable to observe the terms of the lease agreement between him and the owner of the apartment

Damages rental deposit

Depending on each property, can be required a damage deposit in cash or in credit card . This deposit will be refounded at check out. In any case this condition will be comunicated at the moment of the reservation.
Upon arrival guests will be asked for a valid credit card number to guarantee the safe return of the property and its contents. Please note that by accepting our Terms and Conditions you agree that any damages caused by you or your party will be deducted from your damage deposit and that you will also be liable for any excess damages (if the deposit does not reach to cover the costs, the due balance will be charged to the provided credit card.).

Refund: All damage deposit will be refunded in full, at check-out, after inspection of the undamaged property.
Cash. All damage deposits paid in cash will be refunded in full at check-out, and following an inspection of the apartment for any damages.
Credit card: All deposits paid with a credit card will be refunded to that same card used for payment made, between 4 to 7 days following departure into the apartment, and after inspection for damages.

Arrival and Departure

Preparation for arrival
Please ensure that we have an updated arrival time so that we can plan for your check-in and keep your contact person informed about any delays or changes.
You should call your contact person on arrival at the airport (or 1 hour from destination city if travelling by car or train)
If you have booked our transfer service from the airport, you can ask the driver to contact your key holder, sitting comfortably in your taxi.
For this reason and to optimize your arrival at the apartment, we encourage you to use our transfer service booking from this page : Pickup Airport Transfer


Arrival day
You should call your contact person when you arrive at the airport (or 1 hour prior to arriving at your destination city in car) , confirming that you are in coming.
Check-in time is from 14:00
The apartment will be available from 14:00hrs, but we will always try our best to accommodate earlier arrivals.
One person of our staff or a owner representative will wait for you at the apartment at the agreed time. We’ll explain you the functioning of all the equipments (air conditioning, , Internet, wash and dish machine, etc) and we’ll give you the keys (normally 2 sets of keys). You will sign a short term rental contract, also signed by the administrator.
Arrivals after 22.00 will have an extra charge of 30€.

Your departure from the apartment
Departures are until 10:00 hrs.  Any unauthorized departures after 10:00 hrs will be penalized. If you require a later departure please ask when you check-in if this is possible. We will try to accommodate you, providing our next arrival is not early the same day. If it is possible, you can stay in the apartment for an extra charge.
On the departure day you should leave the apartment tidy with all rubbish correctly disposed of. Please leave all sets of keys on the table and shut the door firmly behind you after having made sure that you have all of your belongings and that the main door to the building has not been locked with a key!!! .
If you need,  we can also book you a taxi for your departure from the apartment.
To lose the keys has a charge of 50 Euros.

City Tax
In all cases, the stay of the guests is subject to the city tax which will be paid directly to the proproetario the apartment on your arrival

Apartment cleaning
The apartment will have been cleaned prior to guests arrival.
Before leaving, the client is obliged to leave the apartment in perfect conditions, i.e. all waste should be correctly disposed of and the apartment tidied. If not, there will be an additional cleaning charge.

Booking Extension
If the tenancy is renewed or extended, upon of the commencement of the new or extended tenancy, tenant has to pay to his corresponding fees according the terms of the renewal ( 20 % of total rental amount )

Utilities consumption

For short lets (until 2 weeks rental): in most case and if UNLESS DIFFERENTLY SPECIFIED on your vaucher, gas consumption is included. The electricity consumption is included from September 21 to June 21. During the summer (from june 21 to September 21) in most case is not included (0,65 Euro per Kw).

Internet connection ( when available ) is included.
Regional taxes (tassa di soggiorno) are not included (3,5 euro per day per person)

For rental longer than 2 weeks: gas (0,60 Euro per Mc) and electricity, (0,65 Euro per Mc) consumptions are not included and estimated reading the meters upon arrival and departure. The regional tax are not due if the typology of the contract is the "contratto tranistorio"

For long term rentals ( monthly rentals ): utilities are not included ( electricity, gas, garbage tax, condominium fee )
The internet connection cost can be included on the price or not.
The regional tax are not due.

Number and identity of guests

The client will inform AccomodationsRome of the number and identity of guests included within the booking.
Unless otherwise agreed with AccomodationsRome, only the number of persons indicated by the client when booking shall be authorized to use the property.
Pets are only allowed where permission has specifically been granted.

In the event of any infringement of the afore mentioned obligations, AccomodationsRome at its sole discretion will be entitled to request the client to leave the property, and the client shall have no right to claim any type of compensation.

Conduct in the Apartment

Loud music and parties are strictly prohibited. Guests in a AccomodationsRome apartment should be aware that if loud music is played, or a party is held, and the neighbours complain and/or police are called, you may be immediately removed from the apartment regardless of the time, day or night.
Noise regulations and respect for other residents between 22:00 and 10.00. We would appreciate your full cooperation in this matter and we hope you understand that these rules are necessary, as our apartments are located in residential buildings with people that have to get up early and go to work. The quiet time in the evening for the neighbours should therefore be respected.
The client, on signing the contract at check-in agrees to behave responsibly and correctly on behalf of their accompanying party as well as themselves. If this person, or any of the accompanying party behaves in an unsuitable and incorrect manner, AccomodationsRome reserves the right to ask the person and their accompanying party to leave the apartment. Furthermore, from that moment on they will have no right to future claims or any form of compensation. Finally, the client will lose all payments made including the apartment rental and the damages-deposit.
May we remind you that on booking an apartment with AccomodationsRome you automatically accept our Terms and Conditions, which we expect you to comply with.

Neither AccomodationsRome nor the owner will be held responsible for any direct or indirect damages caused to the apartment as consequence of use by the client. This includes damages, insurance, loss due to fire, theft, and misconduct.
In the event that the client fails to comply with the aforementioned Terms and Conditions, AccomodationsRome reserves the right to ask the client to leave the apartment, and the client in question can not request any form of compensation.

Our Website

All the apartment descriptions and information apply to the published apartments. Whilst AccomodationsRome will do everything in its power to make sure that the details are correct and as accurate as possible, AccomodationsRome will assume no responsibility for any errors or omissions that may occur.
AccomodationsRome also reserves the right to change the published information on the website at any time including prices, descriptions, and photos.
AccomodationsRome reserves the right to update any of these Terms and Conditions at any time if it is deemed necessary, and in the interest of the company.
Users are responsible for reading the Terms and Conditions outlined on this page. Accepting the use of this website immediately implies that they have accepted any changes that may be made by any third party, and that the third party commits to complying with these changes.
These Terms and Conditions do not affect the statutory rights of the user.
